I am Julie Wilson and I joined Canada's top real estate company Re/Max in June of 1985. I have proven myself as a professional through dedicated full time knowledge of Real Estate service.

  1. Why buying a new home here a few tips to keep in mind.

    Research your builder: find out what their track record is?, what extra features they offer?, how they have handled problems in the past?, are they registered under the new home warranty program? and the rules for visiting your home while it is under construction?.

    Negotiate as much as you can from the start. This when you have the most power at the time you make the Agreement of Purchase and sale. Think ahead and know exactly what you want and then negotiate up front. They are many things that can not be changed after or could cost you to change or add.

    Be careful of upgrades and the costs involved. Try to iron these out up front so you are not left buying a home that you can marginally afford

  2. Protect Your Investment. Whether you are a new homeowner or if you have owned your home for years, title insurance will offer you peace of mind that you can count on.

    What is title Insurance for?

    Title insurance is distinctive in that it protects your ownership or title against losses incurred as a result of undetected or unknown title defects, for as long as you own your home. Even if you are the rightful owner of your home, there are instances such as real estate title fraud, when your title can come into question.

    Congratulations. Thank you for your question. Housing prices here in the Kitchener/waterloo area have so far only seen a very slight dip and slow down in today's market. Once the elections are over we will see the turbulence settle and we will be able to get a better grip on the real estate market here and any changes in the future. Presently there is no need to panic. If you are looking to move in July I would wait until March or April to put your home on the market. Unless you sell now and rent until you move but I don't see any benefit for you in doing that. When you are ready to sell I will be happy to meet with you and advise you on how you can get the most money for your home in any type of market.

    Is it a Sellers market or a Buyers market?

    It varies depending on which price range you are looking in. Sellers dominate in the $250,000. and under market. Prices have risen and the buyers looking in this price range find there are few homes to choose from and have to pay the price. MlS statistics show that there are fewer homes on the market than this time last year.

    We want to sell our home but know that we need to make some improvements to get a better price. What upgrades would you recommend we make to maximize the resale value of our home?

    That is a great question. If you invest now, you will see a return on that investment when you go to sell your home. If you don't have money in the budget for renovations, I strongly recommend that you remove clutter and debris from in and around your home. My other suggestion? Clean, Clean, Clean! This will bring you top dollar for a few hours of hard work.

    5 Common First-Time Home Buyer Mistakes


    1. They don't ask enough questions of their lender and end up missing out on the best deal.

    2. They don't act quickly enough to make a decision and someone else buys the house.

    3. They don't find the right agent who is willing to help and educate them through the home buying process.

    4. They don't do enough to make their offer (not necessarily price)look appealing to a seller.
